We are here to save you time and money. We respectfully request client permit Home Inspector to work solo and stay in our routine for the first half of the Inspection. This allows us to focus our attention on inspecting and preparing your report as professionally and detailed as possible. Some areas can be dangerous (Roof, Electrical Panel, Crawlspace, Ladders and Attic and must be Inspector only etc.) All photos and videos will be shared. We always save the last 30 - 45 Minutes for questions and a personal walkthrough to explain any special features of the home along with shut off valve locations. This can be done via GMail Video Conference if easier (can share with you our findings.)
Home Check Nevada will provide an Inspection Plan before the inspection date. We Inspect the basic components of your Home as directed by law; Roof, Exterior, Structure, Interiors, Floors, Ceilings, Walls, Electrical, Plumbing, HVAC, Doors, Windows, Garage and Permanent Appliances (see contract for complete list.)
We can Inspect a 2,000 Square Foot Home in 2.5 hours. 3 Hours+ for Larger Homes or homes with complex systems. Home Inspections are non-Invasive, non-exhaustive Visual Inspections as directed by Nevada law.
Please see contract for our full list of exclusions. A shortlist of exclusions would include Solar, Gas Log Appliances, Alarm Systems, Mold Inspection, Indoor Air Quality, Lead Paint Testing, Asbestos Testing and Chimney Inspection. Many of these are specialized Trades and/or Systems that require special licensing, vendor support or a skill outside of our scope.
Not necessary but your Realtor is welcome. We only share our findings with our clients and persons you authorize. We are members of GLVAR and possess Sentrilock Smartkeys to access unoccupied properties.
The easiest homes to inspect are the properties that are empty and unoccupied. Either way, we respectfully request all Utilities be on, the Dishwasher empty, autos removed from garage, keys to gates be provided or unlocked, Gatecodes provided, pets and small children be kept safe (or at another location during the inspection) and a clear path be given to equipment and access doors to properly complete our work.

Yes. We are licensed to inspect any Residential Home, Duplex or Fourplex Apartment or Manufactured Home in the State of Nevada. Most of our Home Inspections are requested in Las Vegas, North Las Vegas and Henderson. A travel fee may be added for trips over 40 miles (please see our Add-ons Page.)
Preliminary General Summary Reports are prepared onsite and will be presented towards the end of the Inspection. We will print your Summary Pages upon completion of your Home Inspection to review together before we leave. Full Final Report and General Summary shall be e-mailed within 24 hours. The Final Report can range anywhere from 30-60 pages and will include many important items to help get familiar with your new home. We will re-review each photo at our office upon completion for anything we may have missed and include in the Final Inspection Report.

Home Inspectors are not Building Inspectors or Code Enforcers and cannot sign off on Building or Tenant Improvement Permits for New Construction projects. Please ask General Contractor or Home Builder to secure Final Inspections for new Construction through City of Las Vegas, Clark County, City of Henderson etc.
Inspections of Homes for Resale are not Pass or Fail Construction Building Inspections. All Permitted Work should have already been Inspected by a City or County Inspector. Our Inspections are really about Operable vs. Inoperable, Functional vs. Not Functional, Safe vs. Unsafe. What is Good vs. What is Bad.
Everything is Vanity; however.........our job is to focus on function. If your Air Conditioner is 30 years old, faded, slightly rusted, but continues to cool the house reliably and affordably.........to cool the house is what matters. Many pretty homes can have problems that are dangerous, costly and unsafe.
