We provide a detailed snapshot and record of the current condition of the Home we are inspecting that you can save for all time. Detailed information and photographs regarding the approximate age and condition of the existing home's Water Heater, AC Units, Roof Type and Condition, full Inventory and explanation of Essential and Special components included in the house. Exclusions will be noted.

 

With Home Check Nevada, we will investigate and search for visible signs of any water infiltration, signs of organic growth or infestations. The last thing you want, is to move into your new home only to find someone (or some thing) is already living there. 

 

Our job allows us the opportunity to see the full gamut of homes built in Southern Nevada; Tract Homes from all the Local Builders, Custom Homes, Permitted-Additions and disappointingly; many, many Do-It-Yourself Additions and repair-attempts. Separate Checklist and photos shall be provided including a safety check for VGB Compliance. Pool Inspection shall include a check for Safety Features, Equipment Inventory, Water Quality Test, Pump and Filter Inspection.

 

Our Inspectors will travel to properties in Henderson, Boulder City, East Las Vegas, Summerlin, Souther Highlands and North Las Vegas to inspect your home. Includes Primm.

 

Our Inspectors will travel to inspect homes, cabins or Mobile Homes on Mt. Charleston, Cold Creek, Indian Springs, Boulder City, Searchlight and Sandy Valley. We love Nevada and included it in our name. #HomeCheckNevada. Please add Travel Fee for properties within these areas.

 

We are happy to review repaired items for you, take photos and e-mail you our findings. A Revised Summary Sheet separate from the Original Report will be generated for record. Travel Fee list above shall apply please.

We are here to save you time and money. We respectfully request client permit Home Inspector to work solo and stay in our routine for the first half of the Inspection. This allows us to focus our attention on inspecting and preparing your report as professionally and detailed as possible. Some areas can be dangerous (Roof, Electrical Panel, Crawlspace, Ladders and Attic and must be Inspector only etc.) All photos and videos will be shared. We always save the last 30 - 45 Minutes for questions and a personal walkthrough to explain any special features of the home along with shut off valve locations. This can be done via GMail Video Conference if easier (can share with you our findings.) 

 

Home Check Nevada will provide an Inspection Plan before the inspection date. We Inspect the basic components of your Home as directed by law; Roof, Exterior, Structure, Interiors, Floors, Ceilings, Walls, Electrical, Plumbing, HVAC, Doors, Windows, Garage and Permanent Appliances (see contract for complete list.)

 

We can Inspect a 2,000 Square Foot Home in 2.5 hours. 3 Hours+ for Larger Homes or homes with complex systems. Home Inspections are non-Invasive, non-exhaustive Visual Inspections as directed by Nevada law. 

 

Please see contract for our full list of exclusions. A shortlist of exclusions would include Solar, Gas Log Appliances, Alarm Systems, Mold Inspection, Indoor Air Quality, Lead Paint Testing, Asbestos Testing and Chimney Inspection. Many of these are specialized Trades and/or Systems that require special licensing, vendor support or a skill outside of our scope.

 

Not necessary but your Realtor is welcome. We only share our findings with our clients and persons you authorize. We are members of GLVAR and possess Sentrilock Smartkeys to access unoccupied properties. 

 

The easiest homes to inspect are the properties that are empty and unoccupied. Either way, we respectfully request all Utilities be on, the Dishwasher empty, autos removed from garage, keys to gates be provided or unlocked, Gatecodes provided, pets and small children be kept safe (or at another location during the inspection) and a clear path be given to equipment and access doors to properly complete our work.
